The City of Dayton has announced a significant investment in the Wolf Creek neighborhood, dedicating $300,000 from the Dayton Recovery Plan to construct 27 new single-family homes. This decision follows the approval of an agreement with County Corp by the City Commission.
The project will see County Corp and Oberer Companies co-developing these homes, which will be available for rent to families earning between 50% and 60% of the area's median gross income. The development includes two-story homes and two ranch-style houses, all designed to be energy-efficient. Each home will feature four bedrooms, two bathrooms, a front porch, and a two-car garage with alley access. The two-story units will measure 1,662 square feet, while the single-story units will cover 1,375 square feet.
Construction sites are planned along West First Street, West Second Street, and North Broadway Street. The design aims to integrate seamlessly with existing neighborhood structures. Most of these sites were previously occupied by nuisance structures that were demolished in 2014 under the former Neighborhood Improvement Program.
Wolf Creek is located just west of downtown Dayton and is near the Wright Dunbar historic area. The funding from the Dayton Recovery Plan will specifically cover construction materials and professional services essential for completing this project.
In addition to funds from the Dayton Recovery Plan grant, this $11.9 million development will also receive financing through tax credit sales, federal HOME funds, and other financial tools.
